Maple Grove roofs come in three sizes. The 1980s ramblers and split-entries along the Osseo border and near Fish Lake run 15–22 squares (a square is 100 square feet). The two-story colonials around Weaver Lake, Rice Lake and Eagle Lake run 26–32 squares, more with a bonus room over the garage. The walkouts and customs toward Corcoran and Medina run 35–55 squares with hips, dormers and a pitch that needs staging. Know which house you have and the ranges below get narrow fast.

Steel is gaining ground here because a standing-seam roof sheds the snow that would otherwise dam and shrugs off the hail that bruises shingles. Stone-coated steel shingles split the difference at $900–$1,400 per square. Class 4 impact-rated architectural shingles cost $30–$80 per square extra, and several Minnesota carriers discount the premium for them.

Repair pricing for the jobs we see most

Repairs here cluster around a short list. The first three are ice dam work, because that's what January brings.

  • Steam removal of an ice dam while water is coming in: $400–$1,500 depending on length and how thick it's built.
  • Rebuilding the eave afterward, with new shingles, drip edge and membrane on the first courses: $400–$1,500.
  • Attic air sealing, baffles and insulation to R-49: $2,000–$5,000. This is the line that stops the dam from coming back, and rebates from Xcel Energy or CenterPoint can cover part of it.
  • Wind-lifted or missing shingles after a straight-line wind event: $300–$800 for a small area.
  • Pipe boot that cracked in the cold: $250–$450, shingles around it included.
  • Chimney flashing, step and counter-flashing plus a cricket on the uphill side: $600–$1,500.
  • Valley re-laid over membrane: $500–$1,200.
  • Decking swapped for rot: $90–$150 a sheet.

Why two identical-looking houses get different quotes

  • Roof pitch. Past 8/12 the crew works off staging. Figure 10–20% more.
  • A second layer. Plenty of 1980s houses here got a roof-over in the early 2000s. Stripping both adds $1,000–$2,500 in labor and dumpster weight.
  • Rotted decking. A north eave that has dammed for a decade can need six or eight sheets. We quote a per-sheet allowance and send photos first.
  • Membrane coverage. Code wants ice-and-water at the eave to 24 inches inside the warm wall. On a north slope that has stained a ceiling twice, we'll suggest running it full-slope for another $300–$900.
  • Cut-up roofs. Every valley, dormer, skylight and chimney is a flashing detail. A straight gable is cheap; a hip with four dormers is not.
  • Soffit ventilation. Adding vents and baffles where a builder skipped them is $400–$1,200 during a tear-off and painful later. The ice dam page explains why it matters.
  • Timing. Prices don't move with the season, but after a June hail event the non-emergency schedule runs three to six weeks out.

What the cheap quote left out

What does a new roof cost on a 1990s two-story near Weaver Lake?

Those houses carry 26–30 squares of roof. Architectural shingles with a full tear-off and membrane run past code land at $12,500–$22,000; standing-seam steel is $32,000–$58,000. A plain gable with no valleys sits at the low end. A bonus room over the garage, two dormers and a 10/12 pitch push it to the high end.

Why is ice dam removal priced separately from the eave repair?

Because they happen on different days. Steaming the dam off while water is dripping into the kitchen is $400–$1,500 and has to happen now. Rebuilding the shingles, drip edge and membrane the ice lifted is $400–$1,500 and waits for a day above 40°F. The attic work that stops the next dam is a third job at $2,000–$5,000, and the only one of the three that pays for itself.
