What a Roof Replacement Costs in Maple Grove (2026)

These are typical ranges, not a quote. Every roof gets a written price after someone has walked it and opened the attic hatch.

- Layers. Two layers to remove instead of one adds $1,000–$2,500 in labor and dump fees.
- Decking. A 1980s home with a long ice dam history might need six or eight sheets along the north eave. Every one is $90–$150.

- Complexity. Each valley, dormer, skylight and chimney adds flashing labor. A gable roof on a rambler is the cheapest roof in the city to replace; a walkout with four dormers is not.
- Shingle grade. Standard architectural to a designer line or a Class 4 impact-rated shingle adds $30–$80 per square. Some Minnesota insurers discount premiums for Class 4; ask before you choose.
- Access and season. Mature bur oaks over the driveway, a pool, a long drive out toward Rush Creek — all add time. And after a big hail event, schedules stretch to three to six weeks even though prices don't change.
Shingle versus steel
Steel roofing is a growing share of replacements in Maple Grove, and it's worth pricing on the same visit. Paying for it
Insurance pays for hail and wind, not age. If the roof is simply done, roof financing through manufacturer-backed programs runs 12–60 months, and a home equity line is often cheaper for a $15,000 roof.
