Hail and storm damage roof repair in Maple Grove

Minnesota is a hail state, and the northwest metro takes a direct hit every few summers. Here's what hail and straight-line wind damage actually look like on a shingle roof, what to do in the first 48 hours, how a claim works under Minnesota law, and how to keep the crews with out-of-state plates off your roof.

What storm damage looks like here

Storm damage roofing Maple Grove homeowners deal with sorts into four kinds:

Hail bruises. A hailstone knocks the granules off a spot the size of a dime to a quarter and crushes the fiberglass mat underneath. From the ground the roof looks fine. Up close, each hit is a soft dark spot you can feel with your thumb, and each one is a leak in two or three years as UV eats the exposed asphalt. Real hail damage roof Maple Grove adjusters accept is counted per 10x10 test square; eight or more hits in a square on a slope generally means that slope gets replaced. Look at the soft metals first — dented gutters, downspouts, roof vents and the AC condenser tell you the storm was big enough to bruise shingles.

Wind-creased and lifted shingles. Straight-line winds from a bow echo or derecho get under the leading edge of a shingle, fold it back, and break the mat even if it lies back down. From the ground the roof looks fine; up close every creased shingle is a leak next spring.

Missing shingles and torn underlayment. Obvious and urgent. Exposed decking needs a tarp or a patch before the next rain.

Tree and limb strikes. Silver maples, cottonwoods and the thousands of ash trees dying of emerald ash borer across Hennepin County come down in 60 mph gusts. A limb through the decking is an emergency; call us and we'll tarp it the same day.

Hail damage roof repair Maple Grove crews are asked about far more than any other storm work, and most of it ends in a slope or full-roof replacement rather than a patch. Storm damage roof repair Maple Grove roofers do for wind alone is more often a $300–$800 repair.

The first 48 hours

  1. Stay off the roof. Wet shingles on a two-story are how homeowners end up in the emergency room after a storm.
  2. Photograph everything from the ground — shingles in the yard, dented gutters and vents, hail on the deck next to a coin for scale, any water inside. Time-stamp them.
  3. Call us. Emergency roof repair Maple Grove wide is triaged by water coming in; we tarp exposed decking ($300–$700), photograph the damage from the roof, and write a scope.
  4. Call your insurer with the photos. Ask for the claim number and the adjuster's name.
  5. Don't sign anything on your doorstep. More on that below.

How the claim works in Minnesota

Your policy covers sudden hail and wind damage at either replacement cost or actual cash value, minus your deductible. Two things to read on your declarations page before you file: whether you have a separate wind/hail deductible (increasingly 1–2% of the dwelling limit, so $4,000–$8,000 on a $400,000 house), and whether your insurer has moved your roof to an ACV schedule that depreciates the payout by age. Both are common in Minnesota now, and on a small repair they mean a claim isn't worth filing.

What we do: measure and photograph the damage from the roof, chalk-mark the hail hits and test squares so the adjuster can see them, and write a line-item scope. We meet the adjuster on the roof if you want us to. If the adjuster's estimate misses a slope, we document it and you request a re-inspection — that happens more than you'd think.

What we don't do: waive, rebate or "absorb" your deductible. Minnesota Statutes section 325E.66 prohibits a residential contractor from promising to pay or rebate an insurance deductible, and a roofer who offers is planning to inflate the invoice by that amount. The same law gives you the right to cancel a contract with a storm-damage contractor within 72 hours of learning your insurer has denied the claim. You can read it at revisor.mn.gov.

Storm chasers

Within a week of any hail event, out-of-state crews with magnetic door signs work the neighborhoods around Rice Lake, Weaver Lake and Bass Lake Road. Some are fine. Many are not licensed in Minnesota, and the roof they install will have nobody to call in two years. Before you sign an assignment of benefits or a contingency agreement, look the company up at dli.mn.gov — every residential roofer here needs a Department of Labor and Industry license, and the lookup takes a minute. Then read our guide on questions to ask a Maple Grove roofing contractor. Any of the best roofers in Maple Grove will have a local address, a Minnesota license number on the truck, and no problem with you taking a week to decide.

After the claim

If the roof is 20 years old and the insurer approves two slopes, we'll tell you honestly whether it makes sense to put the payout toward a full replacement — often it does, and Class 4 impact-rated shingles or steel can lower the odds of doing this again. Our storm damage checklist covers what to walk through the morning after.

Questions we get asked

Should I file a claim for a few missing shingles?

Usually not. A $400 repair against a $2,000-plus deductible is a loss, and a claim goes on your record. File when the damage is widespread — hail bruising across slopes, a creased slope, a tree strike, water inside. We'll give you a repair price first so you can compare it to the deductible.

How long do I have to file a hail claim in Minnesota?

Most policies require prompt notice, and many limit hail claims to a year or two after the storm. Get photos and a roofer's inspection within a few weeks. Hail damage doesn't leak immediately, so it's easy to discover a two-year-old storm's damage after the window has closed.

Can you tell if my roof has hail damage from the ground?

Not reliably, and neither can the crew that knocked on your door. Dented gutters, vents and AC fins from the ground tell you the storm was capable of it; the shingles have to be checked by hand from the roof. We do that, mark the hits, and photograph them so you and the adjuster are looking at the same thing.

What if my insurer says it's wear and tear?

Sometimes they're right — a bald 25-year-old roof isn't a storm loss. But fresh bruises with crushed mat on a 12-year-old roof are hail, and creased shingles with torn seal strips are wind. We can document the difference, and you can request a re-inspection with our report in hand.
