Maple Grove area guides

Plymouth

Plymouth is the biggest suburb this guide covers and the one with the most roofs coming due at once. From 1970s walkouts around Medicine Lake to 2000s two-stories along Vicksburg Lane, the same repair, replacement and inspection advice applies as in Maple Grove, and an independent local contractor partner can give you a written price.

Medina

Medina roofs are bigger, steeper and more cut-up than almost anything else in the northwest metro, and they're on homes where the roof is a real asset. Here's what goes wrong on asphalt, cedar and steel roofs here, what the work typically costs, and what to ask a contractor before a 45-square, 10/12-pitch job starts.

Eden Prairie

Almost everybody who looks for roofing in Eden Prairie is really asking one question: what is this going to cost. The honest answer depends on which Eden Prairie house you own — a 1970s Preserve townhome-era rambler and a Bearpath custom are not the same roof. Here is how the number is built, what the common repairs run, and what to settle before you sign.

The age of the house tells you the likely problem

Across this corner of Hennepin County, the decade a house was built predicts its roof trouble better than the street it sits on. Maple Grove filled in from about 1975 to 2015, and Plymouth went through the same building waves roughly ten years sooner. That leaves three broad groups of homes.

  • The oldest group. Ramblers, split-entries and walkouts from the 1960s to the 1980s: east of I-494 in Plymouth, and near Fish Lake, the Osseo border and the east side of Highway 169 in Maple Grove. Many attics were insulated to R-19 or R-30, so ice along the north eaves is the classic winter call. Read the ice dam repair and prevention guide, which covers the attic half of the fix.
  • The middle group. Two-story colonials from the 1980s and 1990s between Vicksburg and Dunkirk Lanes in Plymouth and around Weaver, Rice and Eagle Lakes in Maple Grove. Their architectural shingles are now two or three decades old and their valleys are wearing thin. This is where most full replacements are coming due; the roof replacement guide lists what a Minnesota tear-off should include.
  • The newest group. Houses from the 2000s and 2010s west of Fernbrook Lane and out to Rush Creek, plus the plats west of Dunkirk toward Medina. Original shingles there are mostly sound but are starting to show hail bruises, so start with the hail and storm damage guide.

Same weather, different exposure

Every town on this list gets the same 50-odd inches of snow, the same freeze-thaw season from November into April, and the same June and July hail cores crossing the northwest metro. What differs is how much of it a given roof takes. A custom home on open acreage in Medina or Corcoran meets the full storm with nothing upwind to slow it. Older streets with mature trees trade some of that exposure for a different risk: silver maples, cottonwoods and ash trees killed by emerald ash borer can drop a limb through the decking in a strong gust. Shaded north slopes under big oaks stay damp longer, which matters most on cedar shake.

Roof shape moves the price more than the town

Ranges in the suburbs track Maple Grove closely; it is the size and shape of the roof that changes the number. A plain gable on a 15–18 square rambler is the least expensive roof to replace anywhere in the area. The steep, cut-up roofs around Hamel and Medina Lake Preserve, at 9/12 pitch or more with several valleys, two chimneys and a low-slope porch, need staging and much more flashing work. The Medina roof guide covers those homes, including cedar and standing-seam steel. The Plymouth roof guide walks through that city's three building zones and its many townhome associations, where the association usually handles the roof instead of the owner. Typical numbers for each house type sit on the roofing cost page.

Brooklyn Park, Osseo, Champlin and the rest

Brooklyn Park has more roofs than Plymouth or Medina, a good share of them rentals, and after a big storm its streets draw plenty of door-knocking crews. Osseo is small, and Champlin runs along the river; both share the same climate. Rogers, Dayton, Brooklyn Center and Crystal round out the list. In every one of them, the questions to ask a roofing contractor apply unchanged, starting with a license lookup on the Minnesota Department of Labor and Industry site.

What changes at the city line

Building permits and roof inspections are handled by each city, not the county. Before a repair or replacement, check with the city where the house sits about whether a permit is needed and when the inspection happens, and ask whether the permit is included in the quote. A neighbor's experience one suburb over may not match yours.

What's the same everywhere in Hennepin County

The guides on this site — roof repair, roof replacement, ice dam repair & prevention, hail & storm damage, roof inspection — apply across Maple Grove and every town listed above. Building permits, inspection rules and fees are set by each city, so a job in a suburb can follow slightly different paperwork than one inside Maple Grove limits; the area guides note the known differences.

How estimate requests work

Calls and estimate requests from this site go to an independent local contractor partner who quotes and performs the work. You get a written quote before anything starts, and you are never obligated to hire. If you are outside the areas listed, call anyway and ask — the answer is quick.
