Who books a roof inspection in Maple Grove

Buyers. A general home inspection notes "roof appears serviceable, recommend evaluation by a roofing contractor" on about half the 1990s homes around Weaver Lake and Rice Lake.   • Frost or rusty nail tips in winter, which mean warm moist air is getting up there
  • Insulation depth and type, and whether it's wet or compressed
  • Air leaks at the hatch, can lights, top plates and chimney chase
  • Bath fan and dryer ducts — where they actually end
  • Soffit vents blocked by insulation, and whether a ridge vent is present and open
  • Daylight through the deck

We walk the roof rather than flying a drone. A drone finds missing shingles; it doesn't find a soft valley, a lifted seal strip, or a hail bruise you have to press to feel.

What you get

A written report with photos of every issue, a plain-English verdict — repair, watch, or replace — an estimated remaining life, and a priced list of any repairs. If you're filing a hail claim, the report is written in the language your adjuster uses. If you're buying, it's written so your agent can quote it.

Inspections tied to a repair or replacement quote are free. A formal written inspection for a home sale or a claim dispute is $150–$300, credited back if we do the work within the year. That's a small number next to a $15,000 roof or a $4,000 hail deductible you might not need to spend.

Do you inspect roofs in winter?

We inspect attics all winter, and that's where most of the useful information is between December and March — frost on the nails, wet insulation, blocked soffits. We walk roofs when they're dry and above about 20 degrees. A snow-covered roof gets a preliminary report and a spring follow-up.

Is a roof inspection the same as a home inspection?

No. A home inspector covers the whole house in three hours and looks at the roof from a ladder or a drone. We spend that time on the roof and in the attic alone, lift shingles by hand, and give you prices. If you're buying a 1990s home in Maple Grove, get both.

Can you inspect for hail damage after a storm?

Yes, and we recommend it before you call your insurer. We check the soft metals, run test squares on each slope, and tell you whether the damage is enough to be worth a claim against your deductible. If it isn't, you've spent an hour instead of a claim on your record.
